East of Arlesey
East of Arlesey is a strategic allocation for 2,000 new homes, relief road and country park in the Adopted Central Bedfordshire Local Plan as Policy SA3.
Since 2015 Axiom has promoted the strategic large scale housing development site which covers some 500 acres of arable land to the east of Arlesey.
Arlesey is a small town of 2,400 dwellings in Central Bedfordshire, approximately 3 miles north of Hitchin, the next railway station up the East Midlands Railway (mainline to London Kings Cross and St. Pancras), is just 2 miles north west of Letchworth Garden City and 3 miles west along the A507 from Junction 10 on the A1M.
The East of Arlesey allocation will provide a 3 km relief road that will link the south of Hitchin Road to the new consented Chase Farm A507 - Arlesey High Street link road, and will ease congestion on Arlesey High Street.
Another major benefit of the scheme will be a 235 acre country park that will run north-south along the entire length of the eastern boundary of the development area. The country park will provide a mixture of formal and informal areas for recreation, leisure and community uses. This will include formal sports pitches and shared community facilities to the north adjacent to the Chase Farm development.
Land uses in the park will be designed to enhance existing habitats and promote Biodiversity Net Gain. Some areas will be left in agricultural use to retain the open, rural landscape character and prevent coalescence with neighbouring Fairfield.
Two new primary schools, affordable homes and retirement living will all be delivered alongside the 2,000 new homes suitable for all generations.
